London’s lab space supply is growing

Adding to what we already know from our London Life Sciences Real Estate Demand Report, recent data has underlined the accelerated growth of life sciences start-ups in London and their need for R&D space, especially labs.

The UK Life Sciences Start-Up Report by JLL and the WAG Group, showed an increase of 43% in the number of life science start-ups in London, the South East and East of England, with London leading. A Savills report in May pointed to the London-Oxford-Cambridge cluster as the most dominant in Europe for investment raised by life sciences companies in the past year.

As the numbers of start-ups grow, and existing companies expand, we are tracking the specialist space available for start-ups in London through MedCity Lab Providers Forum. This collective of lab providers was set up 6 months ago to enable better visibility of available and future space, encourage knowledge exchange, and to provide a free, easy-to-access brokerage service for companies looking for particular types of R&D space.

Since we launched the Forum, we have not only seen more providers joining – we welcomed Stanhope, Arc and Kadans Life Science Partners most recently – but also more lab space becoming available through our members, and more in the pipeline for release in the coming months. We are also starting to field enquiries from start-ups hoping to find space to fit their needs.
